RESPONSILITIES:

• Oversee preventive and corrective maintenance scheduling & coordination work. Assist and leading the breakdown team technicians in learning new system and procedures.
• Prepare investigation & condition report with recommendations and call for tender or quotations. 
• Prepares work orders using CMMS platform and Ensure the KPI will not fail.
• Assist Engineer in Planning for improvement (like in times of pandemic, the ward conversion from normal ward to isolation wards, annual budget planning for CAPEX, OPEX, and RFQ.

 b. Unplanned maintenance - Direct involve in troubleshooting and repairs of any air-con equipment highlighted or complaint by user or from helpdesk. Coordinate service engineers where external assistance is required.

2. BMS operator - To ensure human thermal comfort and facilities equipment or machines are in normal conditions.

a. Communicate to technician's request who attending complaints or direct from tenants by adjusting temperature and airflow set points.

b. Monitor room temperatures, BMS and machine performance from time to time and immediately send technician at site to verify any fault alerted from BMS.

Maintenance not under our scopes with our supervisions;

i. Electrical system: Bus-bar bolts and nuts retightening, transformer oil replacement and Power generator servicing.

b. Unplanned maintenance - Direct involve in troubleshooting and repairs of any facilities equipment breakdown. Liaise with specialist or service provider if necessary, like major repairs.

c. Routine - Daily visual check on substation or transformer oil level and temperatures, daily power meter readings, update production electrical circuit breaker loads label, Hearing and visual daily check electrical board abnormalities, perimeter and ceiling lights visual checking, 

2. Installer - Lean six sigma at production line, from time to time production lay-out area will change once another type of product will be process. 

a. Size up and install new electrical main panel and power points to a renovated production area.

b. Install cables like telephone, internet and electrical cable to newly renovated production areas.

c. Align lightings and relocate heat detectors, emergency and exit lights and cable droppings to a renovated production area.

d. Install power cable (250mm size and below) and terminate from main source down to load incoming points.
