Responsibilities:


  • Contribute to successful delivery of asset and Fund outperformance through implementation of the Fund strategy & as it relates to the underlying assets
  • In partnership with coowners and operating partners, formulate and implement the asset business plan strategy
  • To produce and review asset business plans, budgets and financial reports in a timely way taking account of the Fund's overall strategy
  • Liaise with asset management partners and external consultants on adequate reporting form, content, accuracy and deliverability
  • Prioritise, assess, and contribute to the approval of Purchase, Sale and Development proposals, Asset Plans and Initiatives; not limited to leasing, renovation & capital works, sustainability
  • Make recommendations to the relevant Fund Manager for the Fund Strategy and contribute to its successful implementation
  • Work closely with operating partners and coowners to oversee all asset management, leasing and expansion initiatives and all associated reporting
  • Assume accountability for standardisation & delivery of asset plans, budgets, capital work and leasing approvals across the region
  • Establishment and coordination of asset valuation alongside the fund management teams and the fund specific asset management team.
  • Ensuring insurance coverage and assessment is aligned to funds and or clients requirements and coordinated with global procurement sourcing team
  • Explore opportunities and areas to improve on the existing GRESB rating, especially from a platform perspective
  • Recommend, appoint and manage an appropriate and effective external team of specialists, including agents, lawyers, valuers, architects, technical consultants and property managers, to advise on any aspects of managing and leasing the asset to deliver performance and compliance as necessary
  • Review, oversee and advise partner managers on income and capital expenditure budgets
  • Work with Finance, Performance Management, Research Sustainability and Development teams and other internal stakeholders to maximise performance
  • Report verbally and by written report to the Fund Managers, investment committee and Board in line with Fund reporting obligations
  • Monitor and advise on income/costs to ensure maximum returns/profitability
  • Ensure statutory obligations and regulatory requirements are met through the services provided by the business, the operating partners, and external suppliers
  • Maintain a strong market presence and share market information within the business to ensure all client Funds benefit, respecting Chinese Walls as appropriate
  • Maintain and strengthen operating and JV partner relationships and leverage off those where appropriate
  • Demonstrate a broad economic perspective, with an appreciation of investment markets in the regional & institutional asset classes.
Technical Skills & Qualifications Required

  • Tertiary education in Real Estate, Finance or other relevant Business field
  • Significant experience Pan Asia in a similar role
  • Minimum of 8 years strong postqualification property asset management experience in multiple asset classes, with direct client interface responsibilities
  • Experience with mixed use developments preferred
  • Experience with client meetings and presentations is preferred
  • Experience on owner/operator and fund sides preferred
  • Methodical in reporting with the ability to present information clearly in writing and verbally
  • Numerate, and decisive with a strong analytical background preferred
  • Strong communication and people management skills
  • IT literate, particularly with spreadsheets (e.g. Excel)
  • Experience with Argus Enterprise preferred
  • Fluency in Korean or Japanese is preferred
