Description

Our client is an established company specializing in the Real Estate industry They are expanding and growing at a fast pace and now looking to hire a Assistant Property Manager to support the growth.

They are located in the Central
- easily accessible.


Responsibility:

  • Collaborate with the leasing team to facilitate the smooth handover and takeover of retail and office units, which includes preparing necessary documents and keys.
  • Conduct briefings with tenants and their consultants/contractors to discuss design requirements once the tenancy is confirmed.
  • Work closely with the building and mechanical and electrical (M&E) teams to evaluate and assess tenants' architectural and M&E designs.
  • Act as the primary point of contact for tenant's fitout and reinstatement work throughout the design, fitout, and completion stages.
  • Ensure that contractors comply with all requirements by submitting the necessary documents, deposits, and permitstowork (PTW) before commencing their work.
  • Regularly inspect the site to ensure compliance and prevent any unauthorized activities.
  • Coordinate with the M&E team to schedule and carry out necessary testing or inspections during the tenant's fitout and reinstatement work.
  • Manage the process of opening and closing accounts for electricity and water services.
  • Arrange inspections with tenants and contractors upon the completion of their fitout or reinstatement work.
  • Process the refund of security deposits once all defects are addressed, and all asbuilt drawings and authorities' approvals are submitted.
  • Provide guidance to the leasing team regarding architectural and M&E requirements for any reconfiguration or subdivision works.
  • Initiate tender/quotation processes for reconfiguration and subdivision works, and present recommendations for the awarding of contracts.

Requirement:

  • Min Diploma / Degree in Building or Real Estate Management with at least 5 years of relevant experience in Commercial Buildings.
