- Financial Modelling - Grow our real estate portfolio
- Coordinate with various departments on input parameters - Strengthen cross department underwriting process
- Conduct legal, tax, technical and financial due diligence - Be abreast of latest transactions and market performance
- Preparation of investment papers for Investment Committee approval
- Coordinate with external service providers on the acquisition and fund set-up
- Support deal negotiation and acquisition of land - Have full oversight in supporting the CEO during the negotiations to settlement
- Address tax/legal related activities pre and post-acquisition - Ensure that the set-up of the entire structure for acquisition is full proof from a legal and tax perspective
- Educate the wider team on both the qualitative and quantitative aspects of the deal - With knowledge on the deal and its underwriting to support the teams' fund-raising efforts
- Accompany the team for fund raising efforts provide inputs to investors on the market, structure, and deal specifies
- Done collectively with Investor Relations - To be accountable for administrative matters regarding the investors
- Work with Fund Administrator on investor on-boarding and issuance of securities
- Preparation of notices i.e. draw down, distribution, etc
- Storage of Fund and Investor information
- Internal filing and organisation together with WHCP admin
- Establish tax incentives for newly set-up funds - Ensure our tax position is as per underwriting
- Handle the on-going reporting of tax incentives
- PBSA specific, macro and situational research
- Preparation of semi-annual research update - To update key stakeholders on the changing environment and its effects on the portfolio
- Work with Business Development, Asset Management and Portfolio Management on situational research where necessary - To track data and identify trends on the portfolio and wider market
- Regular monitoring and updating of senior management on: deals evaluated, operational and financial performance of the portfolio, portfolio valuations and trends in the market - Ensure that senior management get regular updates
- Actively monitor fund liquidity, interest rates, control fund expenses, and perform fund level modelling
- Participate in regular planning for department

- You might be tasked with adhoc tasks from time to time by the Head of Department to support other teams depending on workload requirements - To optimize cross team learning opportunities
- Degree in real estate or any relevant discipline.
- Minimum 1-3 years of professional working experience in real estate investments, valuation or fund management, and broad general knowledge of APAC real estate market
- Fresh graduates are also welcome to apply
- Highly numerate with strong analytical skills.
- Familiarity with Excel financial modelling is a must.
- Ability to multi-task and work in a fast-paced and collaborative team environment.
- Ability to work independently with minimum supervision.
- Highly organised with the ability to prioritise effectively.
- Team player, well-organized, with strong inter-personal skills.
- Excellent language and presentation skills and report writing.

Department
The department is Fund Management. This department is primarily responsible for creation of real estate strategies and products, matching them with the right investors and to manage the investments till the end of its life cycle. As such, the department is supported by 2 teams. One team is the Investment and Portfolio Management team, and the other is the Investor Relations team.

Your designation is Associate / Senior Associate, Fund Management. You will report to one of the investment managers in the department, as assigned by the Head of Department.
