    Roles & Responsibilities

    Job Scope:

    The Maintenance Supervisor plays a pivotal role in ensuring the seamless operation, regulatory compliance, and safety of various building systems within the facility. This position involves supervising a team of maintenance technicians and overseeing all aspects of maintenance and operation. The Maintenance Supervisor reports to the Maintenance Manager and collaborates with internal departments and external vendors to maintain an optimal working environment, this role is crucial for the efficient functioning of building systems, ensuring regulatory compliance, and creating a safe and productive environment for our technicians.

    Key Responsibilities:

    1. Maintenance Planning and Strategy:

    • Develop a schedule for our customers building. These including but not limited to public address, CCTV, card access, audio & video, and firemen intercom.
    • Allocate and execute the preventive maintenance schedules to detect and resolve potential issues proactively.
    • Coordinate with customers to adjust maintenance plans as needed

    2. Team Leadership and Management:

    • Lead a team of maintenance technicians, assigning tasks and prioritizing work.
    • Monitor team performance, provide guidance, and ensure tasks are completed efficiently.

    3. Resource Management and Budgeting:

    • Develop and manage budgets for maintenance activities, including equipment repair, recruitments, and materials.
    • Optimize resource allocation to ensure cost-effective operations and system reliability.

    4. Vendor and Contractor Collaboration:

    • Collaborate with external contractors and service providers for specialized maintenance tasks.
    • Ensure contracted services meet required standards and are executed within established timelines.

    5. Emergency Response and Troubleshooting:

    • Coordinate swift responses to emergency situations such as equipment breakdowns, power outages, and safety concerns.
    • Utilize strong troubleshooting skills to diagnose complex issues and implement effective solutions.

    6. Regulatory Compliance:

    • Stay up-to-date with relevant building codes, safety regulations, and industry standards.
    • Verify that building systems adhere to legal requirements and industry best practices.

    7.Documentation and Reporting:

    • Maintain accurate records of maintenance activities, repairs, and inspections.
    • Generate reports detailing system performance, maintenance outcomes, and resource utilization.

    8. Continuous Improvement:

    • Identify opportunities for enhancing system efficiency, reducing energy consumption, and improving system performance.
    • Recommend and facilitate upgrades or modifications to building systems as required.

    9. Communication:

    • Collaborate effectively within company departments to address maintenance needs and coordinate activities.
    • Communicate maintenance schedules, disruptions, and safety protocols to customers.

    10. Training and Skill Development:

    • Provide training and development opportunities to maintenance staff.
    • Suggest upgrading courses to management to enhance technicians/engineers technical expertise and knowledge.

    11. Asset Management:

    • Manage an inventory of equipment, spare parts, and tools required for maintenance tasks. Plan equipment replacements based on lifecycle considerations and performance evaluations.
