Property Manager - Singapore - SINGHAIYI GROUP PTE. LTD.
Description
You will lead and guide the Property Management team to manage the newly developed condominiums from Temporary Occupation Permit (
TOP) till the first Annual General Meeting (AGM), as well as the handover of estate to the Management Corporation (MCST) and followthrough on latent defects (if any).
TOP projects as well as train and mentor your team.
**Responsibilities
Prior to
TOP
- Consult with the appointed Managing Agent (MA) to prepare and create a management fund budget for authority's approval, shortlist and appoint a team of contractors as well as set up the communal areas.
TOP
- Facilitate the handover of units to buyers
- Handle and followthrough residents' feedback on residential units during the Defects Liability Period (DLP) period
- Oversee the MA on the maintenance and management of communal areas
- Partner with architects/ consultants/ contractors for defects' rectification, repair, and maintenance works
- Supervise and followthrough with contractors for any defects' rectification, repair, and maintenance repairs to both the communal areas and residential units
- Resolve the communal area issues with MCST to reach a full and final closure and settlement on communal area matters
- Resolve disputes from residents to reach a full and final closure and settlement on residential unit matters
- Manage the delivery of vacant possession of the estate
- Conduct general and council meetings and AGM
- Maintain buildings especially in the areas of security, safety, and cleanliness
- Manage and resolve all complaints, feedback, and service requests in a timely manner
- Promote good relations with our partners and residents
- Perform any other duties as assigned
- A degree / diploma in Engineering (Mechanical/Electrical) / Real Estate / Facilities / Building / Estate Management
- Possess Fire Safety Manager and SCEM certification will be an advantage
- Minimum 2 years of relevant experience
- Has initiative with good planning, organizing, communication and people skills
- Able to work independently and under tight deadlines
