We are representing our client (A Real Estate Investment Company) to look for an experienced Property Management & Leasing Manager to complement their existing team.


Property Management & Leasing Manager:


Responsibilities:


  • Overseeing tenancy matters relating to an assigned portfolio of real estate (Commerial/ Industrial/ residential)
  • Attend meetings, handle/follow up on tenants' needs n draft related tenancy agreements, LOI etc
  • Hand/Takeover of properties to/from tenants
  • Support Managing Agent/contractors to coordinate and oversee repainting, repair and other renovation works that may be carried out as necessary
  • Attends to viewings/ tenancy enquiries or repairs/ meetings
  • Advertise & Liaise with property agents re vacant properties
  • Build positive relationships with coworkers, clients and tenants.
  • Respond to tenant needs and maintain positive relationships and high retention levels with all tenants.
  • Liaise with tenants on repairs and maintenance works
  • Work closely with Managing Director in monitoring and asset managing existing property portfolio
  • 5 days' week with occasional viewings/tenancy enquiries or repairs/meetings on weekends or PHs
  • Reporting & Budgeting
  • Prepare accurate, timely and complete reports, including monthly performance reports and variance reports for management's review.
  • Prepare annual budgets and quarterly reforecasts relating to the operating expenditure under your charge.
  • Manage all accounts payable for the property, including collection, routing and approval of invoices
  • Review and reconcile ground lease rent and common area maintenance (CAM) recovery charges as needed.
  • Respond to problems and concerns and ensures compliance with rules and regulations

Requirements:


  • Diploma in any field.
  • At least 3 years' experience in administration support/ tenancy matters preferably in property management industry
  • Able to work independently, n attention to details
  • Tenancy Management knowledge
  • Understand Real Estate Jargons and has market knowledge
  • Ability in Financial modelling with proficiency in Excel (Advance) will be a bonus. Good written and communication skills.
