- Supervise and monitor the Repainting Works for Jurong Point 1 and 2 including Centris and ensure timely completion within the approved budget and comply with the contract specifications. (Ongoing tender with target commencement of work in June 2024 and completion in March 2025)
- Identify building defects and instruct operation staff (handyman, plumber, cleaners, and maintenance personnel) to carry out repair works for the building.
- Obtain quotations and make recommendations and oversee the execution of building defect improvement works.
- Coordinate with contractors and other stakeholders including tenants to carry out building improvement works.
- Assist on tenancy fit outs and reinstatement works in JP1 and ensure all works are done in accordance with requirements of the owner and all relevant authorities as well as submitted /approved plan. Perform routine site inspections of all fit out premises.
- Review and administer the submission of "fit out" documents, plans, various compliances, and work progress.
- Prepare and ensure that the Handover / Takeover process for JP1 is in accordance to tenancy guidelines without delay, defects or work omissions
- Look into tenant's shopfront housekeeping on daily basis.
- Assist the Assistant Manager in reviewing the permit to work submissions by tenants / tenant's contractor for their ad hoc works, minor and major renovation.
- Update all fit out status / special project status during fortnightly Operation Meeting.
- Manage Workplace Safety & health (WSHA) aspects of the workplace & operations.
- Review risk assessment submitted by the tenant and/ or the fitout contractor, before granting the approval to commence the work by the Operations Manager
- Provide support to Marketing on relevant issues relating to operation and tenancy matters.
- Collection of tenancy fit out payments to forward to Accounts accordingly.
- Approve payment documents (eg. invoices) and forward to Accounts for processing
- Check fitting out submissions are in order prior to preparing documents to release fit out deposit.
- Keep tenants update and inform of any works or disruptions, as well as operational matters which may affect them through general circulars.
- Provide tenants with superior service delivery by meeting customers' ever-changing needs so as to achieve high level of customer satisfaction.
- Maintain compliant records and liaise with tenants on speedy damage control and rectification actions.
- Arrange and coordinate with tenants on operational/ tenancy issues or maintenance works, eg. timber floor varnishing, maintenance / polishing of terrazzo floor, power shut down.
- Involved in Crisis Management & Fire Drill exercise.
- Prepare AGC / AGM reports and minutes of meeting.
- Perform any other duties as-and-when being assigned.
- Diploma in Mechanical Engineering, Electrical Engineering, Building/Facilities Management, or related disciplines.
- At least two years' experience in similar capacity of shopping mall building/facilities management.
- A team player who is dynamic, proactive, result oriented, and possesses excellent communication skills, able to work independently and perform under pressure and tight deadlines.
- Passionate about facilities management and can interact with various stakeholders from all levels
