Job Summary:


Responsibilities:


  • Responsible for the positioning of assets in assigned portfolio to achieve the required financial and operational metrics.
  • Preparing and managing annual revenue and expense (opex and capex) budgets and monthly/annual reports (including variance reports) including but not limited to financial performance, leasing status and rental collection of the assets.
  • Formulate and execute asset management strategies to improve portfolio performance, including asset enhancement initiatives to improve revenue, margins and asset values of assigned portfolio. This includes preparation of feasibility studies, Hold-Sell Analysis and management papers to be presented for approval.
  • Lead and manage all processes for potential divestment of assigned assets, from marketing, viewing, negotiations, preparation of legal documents, liaison with Trustee/s and purchaser/s.
  • Lead or participate in due diligence processes for potential acquisitions or divestments.
  • Maintain close communication and good relationship with internal stakeholders, especially the marketing/leasing and property management departments to ensure leasing performance metrics are met and assets are well maintained and compliant with regulations.
  • Build and maintain strong relationships with all stakeholders, including customers (tenants), government agencies, brokers, leasing agents, vendors, consultants etc.
  • Manage market intelligence, collate global market/industry information to ensure competitiveness of the Company's products and services.
  • Perform other tasks that may be assigned to you from time to time.

Requirements:


  • A good degree in Real Estate/Business/Finance or related discipline
  • Minimum of 10 years of relevant experience in real estate industry, with a leading property developer, fund manager or real estate investment trust.
  • Strong in financial modelling and investment feasibility studies
  • Highly numerate, strategic thinker with strong business acumen
  • Excellent communication and interpersonal skills
  • Familiar with real estate valuation methodologies, property valuation principles and asset management
