Description

The former involves setting up life-of-fund models and strategy papers, as well as supporting entity formation, structuring and legal documentation.

The latter involves reviewing portfolio allocation and compliance of investment opportunities, set-up and maintenance of a robust fund re-valuation model for investment decisioning and performance measurement, as well as the development and implementation of business plans and operational processes that achieve the financial, investment, and operating goals of the portfolio and Greystar.


  • You will be responsible for working with Fund Finance team to develop and maintain fund models that is be the basis for investment decisionmaking (buy/hold/sell analysis), performance measurement as well as investor and internal recurring reporting requirements.

- and long-term financial impact of transactions.

  • You will work on a collaborative basis within Greystar's fully integrated model to monitor and evaluate existing investments in support of the Venture's strategic objectives. Support the Managing Director, Portfolio Management in engaging with In-Country Investment and Asset Management Teams, to bring ownership's perspective to managing each asset. Collate timely insights at the Portfolio level on key activities at properties, and monitor important decisions needed to mitigate risk and drive performance.
  • You will review annual business plans for each asset and the overall portfolio and present them to capital partners. Work with internal teams to set performance objectives for each investment and asses potential exit strategies. Communicate to investors on the overall Venture's objectives and projected returns.
  • You will assist in determining the optimal funding mix for the overall portfolio and managing the Fund's liquidity and debt profile. Work closely with Fund and In-Country Finance teams to actively manage debt obligations and execute financings / refinancings for each investment.
  • You will support the appraisal process for the Fund's assets and debt obligations. Liaise as directed with the Venture's thirdparty appraisers and drive internal processes tied to appraisals.
  • You will engage actively in the preparation of materials and deliverables for presentation to internal committees, Venture investors (current and prospective), lenders/capital partners and other stakeholders.

Organisational Responsibilities:

  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organisational standards, and operational processes related to area(s) of responsibility and reporting breaches of process/ policy or concerns to appropriate individual(s).
  • Identifies areas for improvement and offers suggestions to improve efficiency and productivity.
  • Keeps abreast of current changes in technology, processes and standards within the industry and area(s) of responsibility by attending internal and external training classes

Knowledge, Skills & Abilities:

  • Experience: At least 35 years of relevant working experience in an analytical role within investment banking, corporate finance, private equity/real estate investment or other related environment, with a focus on portfoliolevel analysis and modelling; experience with PERE funds a plus
  • Financial Acumen: Strong financial modelling and analytical skills with a solid understanding of real estate investment metrics, financial statements and valuation methodologies
  • Technical Skills: Proficiency in financial modelling software (e.g. MS Excel, Anaplan), data analysis tools (e.g. MS PowerBI, Tableau), and presentation software (e.g. MS PowerPoint)
  • Market Knowledge and Research: Knowledge of the Asia-Pacific real estate market, including trends, regulatory frameworks, and key investment drivers; ability to research, analyse and present complex data
  • Detail Oriented: Meticulous attention to detail and accuracy in conducting research, analyzing data and preparing reports
  • Communication Skills: Strong written and verbal communication skills; the ability to effectively write and present complex information and ideas in a clear and concise manner to a range of stakeholders
  • Organizational Skills: Ability to organize, plan and manage projects with dependent tasks and manage the workload of self and others toward project goals, with the ability to work effectively under pressure, to deadlines and work flexibly in change environment
  • Proactiveness: Selfmotivated and proactive, demonstrated ability to take initiative and work independently, and manage multiple priorities effectively
