    Roles & Responsibilities

    Key Responsibilities:

    Manage Sabana Property Management (SPM) team which provides professional property management to portfolio of properties under Sabana Real Estate Investment Management Pte. Ltd. as manager of Sabana REIT

    Principle Duties:

    1. Assume responsibility for overseeing the entire property portfolio, crafting strategic initiatives to optimize performance and enhance asset value.

    2. Develop comprehensive Operational and Performance Plans for Sabana Property Management (SPM).

    • Take charge of the preparation and realization of the annual budget, encompassing both Capital Expenditures (CAPEX) and Operating Expenses (OPEX), along with Key Performance Indicators (KPIs).
    • Exercise managerial acumen to maximize the performance of SPM operations in alignment with predefined objectives.
    • Ensure the timely renewal and application of licenses and certificates for Sabana Industrial REIT's diverse property portfolio, consistently maintaining adherence to safety and regulatory mandates set forth by relevant authorities.
    • Spearhead the development of standard operating procedures, with a particular focus on safety, security, and emergency management, among other operational facets.
    • Provide comprehensive oversight and evaluation of all ongoing service contracts, ensuring service delivery meets quality standards and cost-effectiveness. Additionally, ensure contractor compliance with Workplace Health and Safety (WHS) requirements prior to project commencement.
    • Implement proactive and preventive measures in the management of contracted services, promptly identifying potential issues and initiating corrective remedies to preempt any impact on the company.
    • Assure meticulous oversight and expedient execution of corrective actions undertaken in response to underperforming contracts.
    • Collaborate closely with the Management team at Sabana Industrial REIT to strategically maximize rental income while concurrently minimizing the expense base of Sabana Industrial REIT's expansive property portfolio.
    • Collaborate closely with the Asset Management team to propose and execute asset enhancement plans designed to optimize Sabana REIT's property portfolio.
    • Cultivate and fortify landlord and tenant relationships in conjunction with the Leasing team at Sabana Industrial REIT.
    • Oversee and meticulously monitor the comprehensive management of the building life cycle and the seamless delivery of all property services, including:

    Ø Property Management Services
    a) Formulate and institute best practice processes and standards for property management.
    b) Provide diligent oversight of all matters pertaining to property management services.

    Ø Financial and budget management
    a) Develop and maintain budgets and financial reports
    b) Furnish precise, timely financial information
    c) Develop and manage budgets, operating plans, purchase orders, and other control functions
    d) Establish and rigorously enforce maintenance standards, processes, and procedures
    e) Conduct both scheduled and unscheduled site visits to ensure unwavering compliance with performance standards

    3. Any other duties as assigned.

    Qualifications:

    • Bachelor's degree in real estate, facility management, or a related field; Master's degree or professional certification preferred.
    • 8 years of experience in property management, with demonstrated success in managing large-scale real estate portfolios.
    • Strong leadership and management abilities, with a track record of leading high-performing teams.
    • Excellent communication and interpersonal skills, with the ability to build relationships and influence stakeholders at all levels.
    • Deep understanding of property management principles, financial analysis, and real estate market dynamics.
    • Customer-focused mindset with a commitment to delivering exceptional service to tenants and clients.
